This is a newly created role to spearhead the development, capital and asset management of industrial and logistics properties focusing mainly in Singapore with potential exposure in the region.
1)Asset Management
Responsible for asset P/L
Ability to lead, negotiate and execution of new and renewing tenancies
Maintaining an appropriate level of property management services
Develop customer relationship and ability to plan and execute customer retention program to ensure high retention rate
Yearly budgeting and asset review
2)Investment and Capital Management
Undertake feasibility studies for new investment opportunities and provide recommendations in line with strategic plans
Liaising with potential investors and bankers
Recommendation for the right mix of debt and equity ratio for each project
Ability to develop and execute an effective investor relationship program in maintaining a cordial relationship with all investors .
Responsible for the investment profitability through regular review of asset performance versus market benchmark.
3)Project Management
Implement development program and responsible for its deliverable
Responsible for development approval and project execution.
Manage outsource consultants, architects, building contractors and regulatory authorities
Developing a cashflow projection for each and every project.
