Work closely with Centre Management Office (CMO)’s leasing team in strategizing, planning and executing mall’s marketing strategies to maximise rental and occupancy. Secure new tenants, renew existing tenancies and identify market segments and prospects.
Jointly market all retail units across company’ portfolio of malls.
Negotiate and finalize rental and other terms and conditions with potential tenants.
Review and recommend trade and tenancy mix based on the mall’s positioning jointly with CMO.
Evaluate prospective tenant’s proposal to make recommendation to approval parties for acceptances.
Monitor current and future vacancies to proactively react to future occupancy needs.
Source new concepts and prospects relevant to the mall’s positioning, where possible to replace non-renewing tenants and non-performing tenants.
Prepare Lease Approval Forms for Lease Management personnel to prepare Letter of Offer and Lease Agreement.
Assist CMO to resolve operational issues with tenants as and when necessary.
Establish and build networking channels with prospective, existing tenants and real estate marketing agents.
Prepare Asset Plan (portfolio basis).
Provide Market Research – Competitors’ Analysis and Compilation of Market Information on a global basis, where necessary.
New initiatives/projects as assigned by superiors.
Group projects – tenants’ newsletter/gathering, focus groups as assigned by superiors.
